Som boligejer har man s\u00e5ledes flere muligheder for det f\u00f8rste, bl.a. at undlade at afdrage p\u00e5 sin boligg\u00e6ld, hvis en r\u00e6kke betingelser kan opfyldes. Og det har et stigende antal boligejere valgt de seneste \u00e5r, viser tal fra Finans Danmark, som ejendomsm\u00e6glerk\u00e6den Estate har analyseret.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Fra 2020 til 2022 er antallet af realkreditl\u00e5n hos danske boligejere steget med 79.994 fra 1.748.125 til 1.827.119, mens antallet af afdragsfrie l\u00e5n i samme periode er steget med 94.317 fra 788.593 til 882.911. Dermed udg\u00f8r de afdragsfrie l\u00e5n 48 procent af det samlede antal realkreditl\u00e5n hos de danske boligejere.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">-Vi har oplevet historiske prisstigninger det seneste \u00e5r med is\u00e6r h\u00f8je energipriser, samtidig har inflationen v\u00e6ret n\u00e5desl\u00f8s. Den cocktail af eksploderende udgifter har ikke overraskende sat gang i en ny b\u00f8lge af afdragsfrihed, fordi en periode uden afdrag kan give ekstra luft i privat\u00f8konomien, siger Thomas Hovgaard, der er presseansvarlig i Estate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Han kan godt forst\u00e5, at valget falder p\u00e5 afdragsfrihed, n\u00e5r boligudgifterne stiger uden for nummer.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">-Men der vil ogs\u00e5 v\u00e6re boligejere, som inden krisen havde afdragsfrihed og korte, variable renter, med andre ord havde de historisk lave boligudgifter. Efter en refinansiering af deres flexl\u00e5n kigger de ind i betydeligt h\u00f8jere terminer, mens de ikke har flere greb tilbage i skuffen for at lette deres bolig\u00f8konomi. Jeg tror desv\u00e6rre, at der vil v\u00e6re flere i den gruppe, der kan komme i vanskeligheder, hvis ikke renterne falder igen, siger Thomas Hovgaard.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Historisk har afdragsfrihed v\u00e6ret kritiseret for at b\u00e5de at skabe h\u00f8jere boligpriser og for at skabe ulighed. Men afdragsfrihed kan under de rette omst\u00e6ndigheder v\u00e6re ret fornuftigt, vurderer han.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">-Hvis man fx har en g\u00e6ld, der er dyrere end husstandens realkreditl\u00e5n, hvor renterne traditionelt har v\u00e6ret lave, kan man hurtigere f\u00e5 afviklet sin dyre g\u00e6ld og dermed samlet set f\u00e5 mere for sine penge, hvis man s\u00e6tter sine afdrag p\u00e5 hold. Man kan argumentere for, at det m\u00e5ske er en s\u00e6rlig fordel, som kun boligejere har, men til geng\u00e6ld risikerer boligejere ogs\u00e5 under kriser at miste en del af den v\u00e6rdi, de har i deres bolig.
