Sidste \u00e5r var udbuddet af boliger i de f\u00f8rste 10 uger nede p\u00e5 blot 35.000 stk., og k\u00f8berne stod i k\u00f8. Her et \u00e5r senere er det hele vendt p\u00e5 hovedet, og udbuddet n\u00e6rmer sig 2019- og 2020-niveau, der i begge \u00e5r var over 55.000 i januar m\u00e5ned. Det kan boligk\u00f8berne udnytte til at k\u00f8be nu, inden priserne, jf. vismandsrapporten, vil stige igen.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Det er p\u00e5 ingen m\u00e5de usundt for boligmarkedet, at det nu finder et normalt leje igen efter en brandvarm periode. Men for k\u00f8bere og s\u00e6lgere er tilgangen som to verdener.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I begyndelsen af 2022 skreg boligmarkedet p\u00e5 nye emner til salg, og budskabet til s\u00e6lgerne var klokkeklart: \u201dS\u00e6t til salg nu, mens salgstiden er kort, og m2-priserne er h\u00f8je.\u201d Men dengang t\u00f8vede mange. Nu er budskabet til k\u00f8berne: \u201dK\u00f8b nu, mens du kan g\u00f8re en god handel, og inden det begynder at stige igen.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Det vil sige, at i 2023 er det i stedet k\u00f8berne, der t\u00f8ver, og er ved at beg\u00e5 samme fejl med omvendt fortegn, som nogle s\u00e6lgere begik, da de t\u00f8vede i 2021 og 2022.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 Vi har set historisk store prisfald p\u00e5 boligmarkedet i anden halvdel af 2022 til nu, hvilket jo skyldes, at der naturligt vil kunne ses et stort procentvis fald, n\u00e5r man holder et&nbsp;<em>all time<\/em>-rekord\u00e5r op imod et marked, der nu er landet i et mere normalt leje for m2-priserne, fort\u00e6ller Preben Merrild Angelo, adm. direkt\u00f8r hos RealM\u00e6glerne med mere end 100 ejendomsm\u00e6glerbutikker i Danmark.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Derfor anbefaler han og RealM\u00e6glerne, at k\u00f8berne g\u00e5r imod str\u00f8mmen og sl\u00e5r til nu, mens priserne er lave.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I medierne pr\u00e6senteres faldende kvadratmeterpriser n\u00e6sten udelukkende som en enstrenget historie, hvor fortegnet er negativt, men det er det ikke n\u00f8dvendigvis, mener Preben Merrild Angelo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Dels har boligmarkedet det bedst, n\u00e5r hjulene ikke k\u00f8rer for st\u00e6rkt. Dels er der ofte flere sider af \u00e9n sag, n\u00e5r boligs\u00e6lgerne nu g\u00e5r ud og s\u00e6lger med en prisjustering. Fx er der mange, der benytter det nuv\u00e6rende marked til et boligswap eller en opkonvertering af boligen.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 S\u00e6lger du et hus til 2 mio. med et afslag i salgsprisen p\u00e5 10 %, \u201dtaber\u201d du 200.000 kr. K\u00f8ber du herefter en bolig til 3 mio. med et afslag p\u00e5 10 % i salgsprisen, \u201dsparer\u201d du 300.000. Med andre ord er der nogle boligs\u00e6lgere, der lige nu udnytter, at det er favorabelt at skifte til en st\u00f8rre og\/eller dyrere bolig, for de har jo udbetalingen og kistebunden p\u00e5 plads, forklarer Preben Merrild Angelo.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Derudover er der mange af medierne, der glemmer at tage nuancerne med i fort\u00e6llingen om fald i m2-priser. Det ligger i ordet \u201dfald\u201d. Men for eksempel er der boligs\u00e6lgere, der allerede har \u201dgode\u201d l\u00e5n og kan tjene kursgevinsten, n\u00e5r de s\u00e6lger boligen. Det kan med andre ord godt v\u00e6re, at m2-prisen er justeret 8 % ned, men til geng\u00e6ld har de et boligl\u00e5n til en rente og en kurs, der er bedre, end det er muligt af f\u00e5 nu.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 For boligs\u00e6lgerne handler det om at v\u00e6re realistiske og s\u00e6tte en skarp pris i forhold til markedet. Det kan blive dyrt i sidste ende at starte for h\u00f8jt. Og for k\u00f8berne handler det om, at der snart skal handles, inden m2-priserne begynder at stige igen. S\u00e5dan er virkeligheden skiftet p\u00e5 bare \u00e9t \u00e5r, mener han.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If\u00f8lge vismandsrapporten fra De \u00d8konomiske R\u00e5d venter der nemlig is\u00e6r i perioden 2025-2030 s\u00e5 markante prisstigninger, at det mere end opvejer det dyk, m2-priserne har vist i 2. halv\u00e5r af 2022.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2013 En ting er sikkert, og det er, at priserne p\u00e5 ejerboliger de g\u00e5r op og ned. Og de fleste boligejere vil allerhelst k\u00f8be, mens priserne er i bund og s\u00e6lge, n\u00e5r priserne topper. Det er den enkle logik. Lige nu ved vi, at en ejerlejlighed, der i for\u00e5ret 2022 blev solgt til 3.000.000 kr., nu p\u00e5 landsplan s\u00e6lges til en pris, der er justeret 8 % ned.
